Broker Co-Op Offers of Compensation

It's our philosophy and business practice to incentivize and reward buyer-side and tenant-side licensed professionals for selling or renting one of our homes. However, due to new nation-wide regulations, the offer of compensation is now requested as a term in the offer to buy or rent and is no longer offered upfront in the listing. 
 
For all leases short term up to 6 months and longer terms of 6 month or more our clients commonly consider compensation for referring the tenant of 5% of the lease value. All you do is help show and select the property and we do all of the other work, paperwork, HOA/Gate processing, check-in and check-out, while being the first call for issues. For all common and typical resale transactions, we coach our sellers on the importance of including buyer-side compensation in the asking price and sale of their home. However, due to new nation wide regulations, the offer of compensation is now requested as a term in the offer to buy or rent and no longer offered upfront in the listing. The compensation request with an offer my be negotiated if the price or terms of the offer are less than acceptable by the seller.
