Our Services: Seasonal & Long Term | Furnished & Unfurnished

Indian Springs Real Estate offers comprehensive rental services for homeowners and investors looking to lease their furnished or unfurnished properties. We cater to a diverse range of rental needs, from short-term stays of 30 days to long-term leases of a year or more.

Long-Term Rentals (6 months to 1 year or longer)
The Coachella Valley boasts a robust rental market, fueled by factors such as limited affordable housing, seasonal industries, and our unique desert climate. We see a consistent influx of new residents seeking rentals while they settle into the area, start new jobs, or prepare for homeownership. Current high interest rates further contribute to the demand for long-term rentals.

Seasonal/Vacation Rentals (30 days to 6 months)
Our area also attracts seasonal residents escaping colder climates. These tenants typically seek stays of one to several months in well-appointed homes with features like pools, spas, and desirable views. South- to west-facing properties with ample sunshine are particularly popular. Demand for seasonal rentals peaks from January through April, with many homeowners securing tenants for two to four months. We strive to maximize rental income by strategically combining shorter stays to achieve optimal occupancy during peak season.

Shoulder and Off-Season Considerations
The shoulder months (May, November, December) and off-season (June through October) see significantly less rental activity. Occasional inquiries may arise from those between homes, corporate relocations, or insurance claims, but securing bookings during these periods is often challenging and at a discounted monthly rate.

Short-Term Vacation Rentals (STVRs) Less Than 30-Days
We do not service short-term vacation rentals less than 30 days due to community restrictions and the impracticality of Realtor management for such short stays. Our focus remains on maximizing returns for long-term rentals, seasonal rentals while being the leading listing office in the neighborhood selling homes.

Coachella & Stagecoach Music Festivals
Since our rentals must be 30-days or more, festival attendees are not our customers. They only stay 3 to 4 nights. However, we do get bookings from vendors and corporations needing housing for employees working the events and they will rent the home for a full 30 days.

Monthly Seasonal Rentals

Owning a vacation rental can be both financially rewarding while being a demanding business to operate. That's why we offer a comprehensive experience for our home-owner clients, allowing you to enjoy the benefits of rental income without much hassle. We can step in to help alleviate the hassles of marketing a home for rent while dealing with all the nuances of inquiries, showings, contract signing, check-in, check-out... and everything in between.
 
For Homeowners:
Preparation: We'll guide you through preparing your home for the rental market, ensuring it meets tenant expectations and provides a positive experience.
Marketing: Your property will receive the same high-quality marketing as our listed homes, including professional photography, 3D virtual tours, drone imagery, and prominent placement on the MLS, Zillow.com, Homes.com, and other consumer websites.
Tenant Management: We handle all tenant interactions, from inquiries and showings to lease agreements, payments, and check-in/check-out procedures.
On-Site Support: Our office within the Big Rock Pub & Golf Clubhouse provides a convenient location for tenant inquiries, document signing, key turnovers, and efficient business management.
 
Comprehensive management throughout the transaction. From the moment a tenant expresses interest to the final check-out, we're here to provide attentive support. As your listing agent, we'll:
 
• Respond to inquiries and schedule showings,
• Facilitate lease signing and payment processing.
• Register tenants with the HOA for seamless gate access.
• Conduct home orientations, covering features, functions, and community rules.
• Serve as the primary point of contact for tenant inquiries and address any issues that may
arise.
• Conduct post-stay property walk-throughs, documenting the condition of the home with
video.
• Help address any necessary repairs or maintenance before your next guest arrives.
